1. They’re new!
People love the feel of new things. New cars, new clothes, new phones, new shoes. Everything fresh. Whether the customers are renting or buying, people like the feel of a new home. New construction homes are built with cleaner lines, open spaces, and lots of allowance for sunlight to pour in. There’s a sense of comfort and trust that comes along with them. New construction homes allow buyers and renters alike to identify a home as being their own, rather than one that hundreds of renters or owners have been in and out of. And they also maintain that newness feel for years down the line. That’s why nearly twice as many people prefer new homes to older ones.
2. New Construction Properties Require Less Maintenance
Some people like to invest in renovation projects and to be honest it is a pretty good way to do it however if you had the choice investing in something old that will most likely need some work done including new furnishings etc OR something that is newly built fitted with high quality finishings and brand new appliances which all comes warantee and is ready to move in to, the choice is pretty easy. With brand new properties you know they’ll require less maintenance that you’ll be responsible for as the property owner.
3. New Construction Homes Don’t Require Upgrades
Again one of the problems of renting out or selling an older home is trying to keep up with the luxuries and aesthetic features people value in new homes. People now days really like big open rooms and high ceilings that new construction homes have to offer. Providing that from most older homes isn’t an option. Additionally, new construction homes now have elegant floors, modern construction designs, and new appliances and systems throughout the house. Trying to replicate those things in an older home would be costly and time-consuming.
4. They have warrantee!!!
As well as the warantees above dont forget the property will also have warantee and the entire development itself. Depending on the developer you purchase your property from this can vary from 5 – 10 years if not more.
5. Location, Location, Location
Of course now when companies decide to build complexes and residential sites they always think ahead about what their customers would want to buy and the higher percentage of buyers are purchasing generally for buy to let investment. Therefore location is the first thing they think about and probably spend alot more time in researching as you know rental customers want to be usually close to the city or at least 15 min walking distance to amenities.
